  This 50,000 square foot office building is between Highway 100 and France Avenue on the north side of 494.  Office sizes range from one room offices to 2,500 square foot suites.  The building is centrally located with ample parking and very competitive rents (typically $11.00 to $14.00 gross per square foot) for a well maintained building.  The rents include utilities, property taxes, maintenance, and cleaning.

Our affiliated company A E X Communications, Inc. (www.aexcom.com) installs telephone and data networking equipment.  This allows us to offer tenant telephone service and internet options at very attractive rates with no installation charges or equipment investment for the tenant.

To reach the building from Highway 100 take the 77th Street exit and head east on 77th Street for about 4 blocks.  The building is on the right hand side of the street.  To reach the building from France Avenue heading south turn right to go west on 76th Street.  Stay on 76th Street as it bears to the left to turn into Parklawn Avenue heading south.  Go south 1 block on Parklawn Avenue to the traffic light for 77th Street.  Turn right on 77th Street and make the first left into the 4445 West 77th Street parking lot.  Our office is located in Suite 102 of the building.


Lease Terms:  Because we are owner managed we can be more flexible than institutional owners in customizing lease terms to meet your needs.  Just ask.

Parking:  The building has extremely ample parking.  You will never have trouble finding a parking spot.

Conference Rooms:  The building a conference room on each floor for tenant use.

Telephone:  Tenants can coordinate their own telephone service or obtain service from us.  We provide digital telephones with multi-line access, voicemail and caller ID for $40 per month each for the first 2 telephones and $30 per month for each additional telephone.  Analog telephone connections with voicemail cost $35 per month, and analog connections without voicemail cost $30 per month.  A fax line connection is $20 per month with this telephone service.  Long distance service is $.07 per minute.  These prices include the telephone lines to supply your service, the use of our equipment (customers provide their own analog telephones and fax machines), installation, maintenance, all taxes, fees, and surcharges.  Thus, just like our rents our telephone charges are truly all inclusive.  We can provide a direct dial number for each telephone at no additional charge and port existing 952 area code telephone numbers to our service.

Internet Access:  Tenants can coordinate their own internet service or obtain service from us.  The monthly charge including taxes is $30 per month for tenants with 1 to 3 computers, $40 per month for tenants with 4 to 6 computers, and $50 per month for tenants with 7 or more computers.  We use 3 high speed dsl circuits (1.7 megabits per second each) to provide this service to the building.  We deliver the ethernet connection to the tenant suite at no charge as part of  our service.
